industry has coined the rather unflattering term
"rate tart" for people who move their
mortgage around frequently whilst seeking the
best deals on offer.
So called "rate
tarts" owe NO allegiance
or loyalty to lenders who have probably NEVER

People who look for the best deal for
their personal circumstances should be called
"RATE SMARTS".

ANY INDIVIDUAL OR COUPLE EVER COMMIT TO.

a standard variable rate deal could save about
£1,000 a year for each one-point reduction in
their interest rate.

Where do I start?
Look at the terms and conditions of your
existing mortgage.
This will tell if
you are tied-in to your mortgage deal or if
there are any redemption penalties.
If you are
locked-in, you must decide if it is worth
switching to a different rate or stay put until
the penalties have expired.
Most brokers will do the
sums for you free of charge WITH no
obligation.
Independent brokers
will often scour the market for you and can find
special deals, which are not available elsewhere
on the High Street.
Which deal is
best for me?
You will face a
choice of broadly four types of deal:
Fixed-Rate
Schemes
Ideal for people who want certainty and must be
able to regulate how much they will be spending
each month.
The rate is
usually fixed for between two and five years.
Discounted
Loans
A reduction off the standard variable rate for a
set period. (Note... many "rate
smarts" arrange another discounted
remortgage before the set period runs out)
If rates fall,
the rate that you will pay will also go down.
When rates rise,
your mortgage payments will go up.
Capped-Rate
Loan
Sets a limit on the rate you will pay.
If rates rise,
your payments will not go above that level. If
rates fall below the cap so will your
repayments.
Flexible
Mortgages
Overpay and underpay when you choose and without
penalty.
Ideal for people
who have fluctuating incomes or who want to
clear their mortgage early.
An
increasing number of fixed, capped and
discounted deals have more flexible features as
well.
